Bulcamatta, an eco-friendly Grose Vale estate with a Tone Wheeler-designed residence, has been listed for auction.

There's a price guide of over $2 million for its February 23 offering.

The property’s price expectation has dropped since originally listed last October with a $2.6 million-plus price guide.

The four-bedroom property was built in 2000 featuring an environmentally sustainable design with recycled timber and steel.

The two-storey house has been designed with passive modern architecture on its 52-hectare block.

The property has listed though Shane Lindo at McGrath Real Estate.

The house also has a solar-heated saltwater pool, spa and wading pool.

The country retreat has 10 kilometres of riding trails, cleared paddocks and an unlimited spring water supply despite being only an hour’s travel from the city.

The suburb of Grose Vale, previously named Grose Wold North, backs on to Blue Mountains National Park.

Lindo says interest in the property has been positive with many viewers "looking for the quieter lifestyle" given the size of the block.

He said the ultra modern style set the property apart from others in the suburb.
