The Kew property fronted since May by the popular restaurant St Katherine's, aka as St Kat's – and leased to MasterChef's George Calombaris and his business associate Shane Dalia – has been sold.

It fetched $4.31 million when offered through Jones Lang LaSalle in conjunction with Fitzroys.

The Cotham Road property was reportedly sold to an investor from China.

The investor will secure about $251,000 annual rent from the St Katherine's tenancy.

While Cotham Road is not considered a super-prime retail strip by analysts, the asset traded at a yield of 5.83%.

The two-storey, 635-square-metre building sits on a 515-square-metre block with long-term redevelopment potential.
