Asian buyers tipped to consider Calderwood Valley Golf Course in NSW Illawarra

Asian buyers are expected to cast an eye over the tender documents for the Calderwood Valley Golf Course in the NSW Illawarra.

The 18-hole, par 70 Albion Park course was established in 1995 by the late Noel Smithers and his family, who enlisted golf course architects McKay and Sons to design the course.

The property, located 20 minutes south of Wollongong, comprises 31 hectares of golf course and an additional 20 hectares, some of which is escarpment land and not able to be developed.

Two homes are on the holding, which straddles two local government areas – zoned 1 (a) agricultural with Shellharbour Council, and RU2 rural landscape with Wollongong Council.

It’s close to Delfin, Lend Lease’s approved 4,800-home Calderwood Valley Estate site. 

No price estimate was given for the property.

‘‘It’s rare to get a golf course, especially a profitable one like this, to sell, so it’s too early to even give an approximate on what this property could fetch,’’ agent Andrew Hedley from Bevans Thirroul told the Illawarra Mercury.

‘‘And what is different about this property as opposed to golf course fire sales, is that it is successful in attracting not only local players but also ones from Sydney and Canberra.’’

An adjoining 51-hectare farm is currently also for sale.
