Four-bedroom Dalkeith property the week's top sale: RP Data

A four-bedroom Perth house that sold for $2.4 million was the week's top sale, according to RP Data.

Gordon Davies, from Gordon Davies Real Estate, said the sale price of the property was due to its location.

“It’s in a very good position. It’s one of the best blocks near the river … often times river blocks get three times the price of an inside block,” said Davies.

The home is situated on one of the best streets in the suburb, according to Davies, and is only two streets away from the Swan River.

The house sits on a 1,035-square-metre block with a below-ground pool.

The 1940s brick house was first listed in September 2011 for more than $3 million under a different agent.

Davies said it is sometimes “naïve” real estate agents who will list at a higher price or “owners who haven’t adjusted to the fact that the market is 20 to 30% lower than its peak”.

He said that capital growth is no longer the same as during the GFC from 2006-2008 where growth was about 45%.

“There’s been a massive change in prices because we normally get about 8 or 12% rise in capital growth.

The median housing price of Dalkeith is $2.2 million, a 10.9% drop from last year, according to RP Data.

But Davies said the Dalkeith housing market is improving.

“The top end of the market has still been lacking confidence. It’s been coming back a little bit...the reality at the moment is we’re finally getting enquiries on the properties over 2 million and up to 6 million.”

Davies recently sold another Dalkeith property for $4.2 million and has another currently under offer at $20 million.
