Billbergia has topped out Peake Tower, part of the second stage of its $2.5 billion Rhodes Central masterplan.

The 48-level Peake Tower is the tallest building in <a href="https://www.urban.com.au/new-apartments/rhodes-nsw">Rhodes</a>, one of five in <a href="https://www.urban.com.au/new-apartments/rhodes-central-oasis-39-marquet-street-rhodes">Rhodes Central</a> that will deliver 3,500 new homes to Sydney's critically undersupplied housing market.

Stage two comprises a combined total of 674 apartments across two high-rise buildings, Peake Tower and Oasis. It will also see the delivery of $70 million in new community infrastructure - including a 9,100 sqm multipurpose community recreation and childcare centre - built in the precinct’s three-level podium through a planning agreement with City of Canada Bay.&nbsp;

Rhodes Central’s Stage One comprises a total of 568 apartments across two buildings of 25 and 39 storeys. The towers sit above the award-winning, 13,000 sqm Rhodes Central super neighbourhood shopping centre, delivered by Billbergia in 2021.&nbsp;&nbsp;

A significant employment generator, some 10,000 direct and indirect jobs have been created to date by the construction of Rhodes Central, with at least a further 450 permanent jobs within the completed precinct.&nbsp;

When it comes to apartment investing, there are two key criteria to look at; the vacancy rate trends and current rate in the area, and the price per square metre.

Local developer Robert Laybutt was well aware of what's important to investors and went against the grain on the island of producing apartments that were solely for the downsizer. What he's produced lends itself perfectly to the investor or first home buyer market.

The result is <a href="https://www.urban.com.au/new-apartments/andiamo-apartments-hope-island-38-42-broadwater-avenue-hope-island">Andiamo Apartments</a>, the most affordable apartment development Hope Island has seen in years.

The first metric is the vacancy rate. There are just over a dozen rental properties currently available on <a href="https://www.urban.com.au/developments/hope-island-qld">Hope Island</a>, 90 per cent of which have three bedrooms.

"The rental market in areas such as Hope Island and its surrounds have experienced some of the most significant price hikes in the country," Bernice Cooper, of Mercer &amp; Cooper said.

Locals buyers agency firm By The Coast Property says that with constrained supply and continued demand from interstate and overseas migration, strong demand for apartments and increased construction costs, property prices and weekly rents on the Gold Coast will continue to rise through 2024.&nbsp;

They believe that weekly rents will continue to rise in 2024 fuelled by migration and a continued shift into more affordable apartments from free-standing houses offering property investors the opportunity for increased yields, particularly if interest rates fall later in the year.

The other key element investors look at when purchasing is the price per square metre.

The Light Rail Spine experienced the most uptick in new apartment prices in 2020, rising by 9.5 per cent to an indicative value of $11,500 per sqm. It ranged from $8,800 sqm to $14,3000.

Andiamo's starting price per sqm of $7,500 isn't even close to the range.

The two-bedroom apartments at Andiamo begin at $630,000, which is luring first home buyers given the Gold Coast median unit price according to property data analytics firm CoreLogic is $721,000.

The majority of apartments left fall under the $750,000 First Home Owner Grant cap, so first home buyers at Andiamo don't have to pay a penny on stamp duty.

Both first home buyers and investors have also been drawn to the low body corp, just $70 a week. That's despite amenity in the form of a reosrt-style swimming pool, barbecue area, multi-purpose room and access to lifts.

Located on Broadwater Avenue, Andiamo comprises 76 apartments designed by&nbsp;<a href="https://www.urban.com.au/architects/david-gallez-architect">David Gallez Architect</a>.

Investors know the location is an important factor in securing a tenant. Andiamo is ideally located just 100 metres from&nbsp;Broadwater Plaza where there's a Godfather Pizza and a handful of retailers within. Just a few hundred metres the other way is the more abundant Hope Island Marketplace, the shopping hub of the whole of Hope Island.

Hope Island is also home to some of South East Queensland's best golf courses, 16 in total across Hope Island and the nearby Sanctuary Cove.

Andiamo Apartments is currently under construction by SEQ builder <a href="https://www.urban.com.au/builders/bryant-building-contractors">Bryant Construction</a> and is expected to be completed in early 2025.

Why every apartment investor metric stacks up at Andiamo Hope Island

Diversified investment group and property developer Salter Brothers is set for its first development play in the Queensland capital.

While they own and operate a handful of retreats across the Gold Coast and outer Brisbane through their Spicers Retreats brand which they acquired in late 2022, their new project, exclusively revealed by Urban.com.au, is their first within the City of Brisbane.

Salter Brothers, who is based in Melbourne but has several hotels and commercial assets nationally, is seeking to demolish the Mercure Brisbane Garden City Hotel in Upper Mount Gravatt and develop a new 17-level apartment building at 18 Macgregor Street, Upper Mount Gravatt.

They've had Bates Smart, who has worked more in Sydney and Melbourne since it was founded in the mid-1850s, create the plans for the mixed-use building that will have 101 apartments above a four-level podium. That will home a 90-space childcare centre and parking for 107 cars.

The residential apartments will start from level six and run through to level 17. The apartments are expressed as "gently undulating petals," Bates Smart wrote in their submission to the Brisbane City Council.

"The tower form and floorplate have been inspired by the native indigenous Tea Tree Flower and Wallum Banksia, two species of flora endemic to the region. This resulted in each apartment being expressed as an individual 'petal' with a curved edge, spatially and visually separated from the apartment adjacent."

There will be eight apartments per floor, six two-beds and two three-bedders. Living rooms and balconies are oriented to achieve maximum amenity through view outlook and solar access.

It's been conceived as an extension of the nearby Toohey Forest Park which is known for its ecological significance and native flora and fauna. The rooftop will have&nbsp; a pool, mineral spa, and a landscaped seating area oriented to the north where they enjoy primary view outlook towards Mount Gravatt.

A resident gym and separate amenity room are located east and west of the core, while to the south there will be a landscaped barbecue area.

Bates Smart said&nbsp;Mount Gravatt was known by the local Turrbal and Jagera Peoples as 'kaggur-madul', meaning the 'Place of the Echidna', or 'Where Echidnas Rest'.

They said they when they designed the external shading system, they took inspiration from the delicate fine grain repetition of echidna spikes and their use in traditional indigenous jewellery making, where the quills were dried, treated with emu oil, and then assembled into beautiful strings of necklaces which express a strong linear repetition that enhances the legibility of curved surfaces they adorn.

Pipis Bilinga is the newest beachfront apartment development on Bilinga's dress circle Golden Four Drive, in the sought-after pocket at the southern end of the Gold Coast.

It's the second <a href="https://www.urban.com.au/new-apartments/gold-coast-qld">Gold Coast</a>&nbsp;development by Brent Thompson's Siera Group, which is also developing Tapestry on Chevron Island.

<a href="https://www.urban.com.au/new-apartments/pipis-bilinga-303-golden-four-drive-bilinga-qld-4225">Pipis</a>&nbsp;will comprise 17 half-floor, three-bedroom beachfront apartments and two two-level penthouses with four bedrooms which are yet to be released to the market.

Since Pipis launched in October, it’s been popular with interstate buyers, particularly those from New South Wales looking for a slice of the Gold Coast beachfront.

Data from Urban.com.au's new data product MatterFact shows that around a third of the enquiry for Pipis month on month since launch has come from New South Wales and Victoria.

New South Wales accounts for the majority of interstate interest, at around a quarter of total enquiries. Queensland buyers have represented over half of the enquiries.&nbsp;

During the autumn and winter months, MatterFact data from last year shows enquiry from New South Wales overtook that in Queensland in Bilinga, a suburb that is often overlooked for Coolangatta to the immediate south and Palm Beach to the north.&nbsp;

But Thompson says Bilinga is benefitting from everything that's happening in both Palm Beach and the Coolangatta/ Kirra area, all while maintaining its own laid-back, Gold Coast beach lifestyle.

"Despite being just a few kilometres down the coast, <a href="https://www.urban.com.au/developments/bilinga-qld">Bilinga</a> is so different to Coolangatta, and that's what people love about the area," Thompson says.

Why Pipis in Bilinga is seeing strong interstate demand

Contreras Earl Architecture is continuing to bring its architectural smarts to Brisbane on behalf of developer Vista Projects.

Having submitted <a href="https://www.urban.com.au/news/qld/first-look-architectural-apartments-set-for-st-lucia">plans for Vista in St Lucia late last year</a> for five striking apartments, the Gold Coast-based architecture firm has put together a design for their next project in the neighbouring <a href="https://www.urban.com.au/new-apartments/taringa-qld">Taringa</a>.

The project, dubbed La Flor at&nbsp;128-130 Swann Road, will replace two single-level houses on 1,042 sqm.

La Flor draws inspiration from nature, with its design metaphorically likened to the unfolding petals of a flower and translates into an architectural interplay between openness and enclosure.&nbsp;

The material palette, including coloured concrete, translucent glass, stone, and aluminium, further reinforces the concept of the building's petal form.

The six-level building will have eight three-bedroom apartments and a four-bedroom penthouse with its own private rooftop. The rest of the rooftop is reserved for resident amenity, comprising a resort-style pool, a sauna, extensive seating, barbecue spaces and sun lounges.

The design also takes the&nbsp;opportunity to use the undercroft area below the building with a unique wellness zone nestled amongst the gentle slope that includes an outdoor gym, outdoor yoga and entertainment areas distributed across different terraces immersed by lush landscape and vegetation.

The architecture also incorporates cascading vegetation that complements the building's organic lines, strategically placed to enhance privacy internally and externally while fostering a stronger connection with the surrounding vegetation.

Contreras Earl has a long history on the Gold Coast. Led by Rafael&nbsp;Contreras and Monica Earl, the company has designed several buildings by Sunland including the luxury 272 Hedges Avenue in Mermaid Beach and 180 Marine Parade in Labrador.

Harry Seidler's McMahons Point apartment development, Blues Point Tower, is one of the revered architects' most iconic projects.&nbsp;

It's in one of the best spots in the harbourside suburb, just off Blues Point Reserve on Blues Point Road.&nbsp;

They've got the advantage of extensive Harbour views, and residents have convenient access to the city via the McMahons Point ferry. But the tower also stands as a sign of the times in McMahons Point. Most of the apartment developments are decades old.&nbsp;It's been years since a new apartment project was developed.

Cue a new boutique project on a near 1,000 sqm site at 1 Warung Street, under 200 metres from Seidler's landmark.

Vince Squillace's&nbsp;Squillace Architects has put the plans together for seven owner-occupier apartments for a company tied to developer Theo Paradisis from Highbury Group.

Squillace's Design Report said given the given the locality and context of the site, the unit mix, of six three-bedroom apartments and a four-bedroom penthouse, is appropriate for the local market. One and two-bedroom units are less appropriate for the site, they said.

"The proposed seven units responds to the planning controls imposed on the site, appropriately considers the local market demands and reduces what was previously an overdeveloped site which provided a higher number of units but poor amenity and an inferior product."

The current 1960s building homes 12 units, and there had been approval previously for a nine-unit development on the site.

Squillace said given the&nbsp;existing building is a 1960's residential flat building, it has been identified as an uncharacteristic item within the McMahons Point South Heritage Conservation Area, which is primarily a&nbsp;mix of Victorian and Federation 1920’s and 1930’s housing mixed with some Interwar residential flat buildings.

They said the aim is to "create a high-quality contemporary apartment building that makes a positive contribution to this unique and world-class harbour foreshore site whilst maximising views, sunlight, the natural beauty of this environment and enhancing the lives of its occupants."

Luxury apartment developments on the Palm Beach beachfront are continuing to stack up.

The latest play is by Sydney-based developer Chanine Developments, who secured a large site across 1407 Gold Coast Highway and 402-404 The Esplanade through site amalgamation specialists GV Property Group.

Chanine, led by Marwan Chanine, has now lodged plans for a boutique eight-level building with 15 half-floor apartments and a massive five-bedroom penthouse.

Chanine said the vision&nbsp;is to bring the opulence of the Eastern Suburbs to Palm Beach, in both finishes and aesthetics."

"The team are consistently looking across the entire eastern seaboard, and we've always loved Queensland," Chanine said of their first project outside of New South Wales.

"We're not building anymore coastline, so there's always value on the water."

Chanine had been working on securing the site for over a year. They're building the apartments on the 824 sqm The Esplanade site which has a 20 metre frontage. They will landbank the site fronting the Gold Coast Highway if a future development opportunity arises.

There will be 16 apartments in the building which has been designed by CDArchitects. The 15 three-bedroom apartments will sit beneath a massive 354 sqm, five-bedroom penthouse with its own&nbsp;rooftop pool, barbecue kitchen and alfresco space.

CDArchitects said the&nbsp;architectural concept draws inspiration from the dynamic interplay of shifting sands and ocean waves.

"Emulating the sinuous movements found in nature, the design manifests in a curvilinear facade that echoes the undulating contours of both sand dunes and waves."

They said the&nbsp;apartments themselves offer a superior level of luxury, boasting spacious interiors and uninterrupted sightlines to the beach and coastline.

"Far from imitating past architectural feats, the proposed building aspires to establish itself as an iconic landmark along the coastline, setting a new standard for design innovation and coastal living."

There will be two basement levels with&nbsp;55 parking spaces and 18 bicycle spaces, as well as resident amenity on the ground floor in the form of a pool and spa.

GV Property Group's Luke Reaby&nbsp;says they're seeing an influx of developers coming back into the market following a slight lull in the market in 2023.

"Stock has dried up and record revenues are being achieved every week in the off the plan market," Reaby says, adding that the record revenue have assisted in beachside projects becoming more viable."

As for Palm Beach, where GV has sold seven sites in the last 18 months and their 17th in Palm Beach, Reaby says it's arguably one of the most demanded suburbs on the coast.

"Plenty of new development has and will continue to occur in and around Palm Beach which will result in a really vibrant neighbourhood."

Chanine has around $1 billion worth of development in the pipeline across New South Wales and now Queensland.

Their main focus in Sydney is a 4,595 sqm site they have in Bellevue Hill where, subject to council approval, they'll be launching 36 three and four-bedroom apartments later this year.

The apartments will be spread across a trio of buildings at 186-192 Old South Head Road, on the corner of Banksia Road near where Bellevue Hill meets Bondi Beach.

Veteran Gold Coast developer Morris Property Group welcomed buyers to their Burleigh Heads apartment development, Sandbar, late last year.

The timing of the completion, as well as a clever design of the floorplans toward the top of the tower, hit an undersupplied section of the market, in an area that has been one of the most popular Gold Coast suburbs in the last five years or so.

While <a href="https://www.urban.com.au/new-apartments/burleigh-heads-qld">Burleigh</a> has been a hive of activity, particularly since the onset of COVID-19 in early 2020, the majority of the apartment developments are beachfront, whole floor, and can start anywhere around the $5 million mark.

Those that do have slightly more affordable stock are either all sold out, or not under construction, so they're still at least three years away from being realised.

<a href="https://www.urban.com.au/developers/morris-property-group">Morris Property Group</a> launched <a href="https://www.urban.com.au/buildings/sandbar-burleigh-heads-1969-1971-gold-coast-highway-burleigh-heads">Sandbar</a> in 2018, and its late 2023 completion has given them a competitive advantage of having the largest, and newest, three-bedroom apartments in Burleigh Heads.

The apartments total nearly 190 sqm, with around 155 sqm of internal living space and a further 30 sqm of balcony space.

Morris Property Group designed the building in a way that the three-bed apartments fully maximise the coastal views, both north and south.

Morris Property Group Sales Director Travis Welsh says capturing significant view lines north and south is something a lot of other buildings can't offer.

"While prices always go higher on the beachfront, they don't offer the panoramic north-south views that we can," Welsh says.

"Because they're smaller buildings and half or full-floor apartments, the floorplan tends to prioritise the living, kitchen and dining rooms toward the front of the apartment facing the beach, keeping the bedrooms at the back. Every bedroom in our three-bedroom collection has significant ocean views, not just glimpses."

The three-bedroom apartments were designed to wrap around the front of the building, giving them extensive views and allow the maximum amount of natural light.

The three-bedroom apartments start from level 14, so they soar above any established buildings as well as any other developments that are currently in with the council.

Welsh says the large apartments typically suit a more mature demographic given their price point. He adds however they're still incredibly undervalued in a Burleigh market which has seen exponential growth in recent years.

"We've found that Sydneysiders in particular are still seeing a lot of value in the three-bedroom apartments," Welsh says.

"They're comparing Burleigh Heads to Bondi Beach, in terms of lifestyle and the lack of supply of new apartments, however, prices in Bondi can be double what we've got on offer for something much smaller."

Welsh has fielded interest from several interstate buyers who have a view of three different uses for the apartment; a high-yielding holiday let, a holiday home for themselves, and a future retirement pad.

"Morris Property Group manages the whole building, so there's a level of ease when it comes to holiday letting that you don't get at other apartment developments," Welsh adds.

Residents at Sandbar have access to a suite of building amenities. The recreation deck features a swimming pool, fully-equipped gym, yoga deck, residents lounge, and a covered barbecue area.

Renowned Sunshine Coast developer Cube Developments is down to its last remaining penthouse at its under-construction Bokarina Beach apartment development, Oasis.

The two-level penthouse, priced at $5.6 million, spans 242 sqm internally and more than doubles in size given the generous amount of terracing and a private rooftop which takes the total space to well over 500 sqm.

Local Queensland architect Cameron Sheedy, responsible for the design of Oasis, emphasised the importance of prioritising airflow and natural light, creating what he described as "an extremely superior product" in the market.&nbsp;

Cube Developments' interior designer Sarah Busch spoke of the subtle yet elegant design choices within the penthouse, featuring soft and neutral tones that complement the expansive views.

The penthouse extends onto a private landscaped rooftop terrace complete with a pool, custom joinery with BBQ, kitchen garden and zoned entertainment seating spaces. 
 
The penthouse includes a large glass surround fireplace, with meticulously considered joinery designed to appear closer to an art piece addition. The kitchen features an integrated fridge, Smeg appliances, and a full suite of laundry appliances tucked away in a dedicated laundry space.

An elevated and private home office ensures future residents will be able to work from home with ease.

Buyers of the penthouse also have the option to add a window covering package, adding to the convenience and comfort of their new home.

Penthouse buyers will also benefit from Oasis’ boutique amenities, including open-air dining with pizza oven, gym, swimming pool, and an outdoor beach shower set among the secure and lush garden compound.&nbsp;Beyond this, the site boasts maximised access to almost 180-degree ocean views stretching north from Point Cartwright down to the Caloundra Headland.&nbsp;

Upon completion, Oasis will be home to 56 luxury apartments located on one of the last remaining beachfront blocks on&nbsp;<a href="https://www.urban.com.au/developments/bokarina-qld">Bokarina</a> Beach.

At the time of the purchase of the Kombi Street site, Cube Director Scott Juniper said the 3,215 sqm block, located between Caloundra and Mooloolaba and adjacent to <a href="https://www.urban.com.au/new-townhouses/the-terraces-at-bokarina-beach-lake-kawana-boulevard--birtinya-boulevard-birtinya">Bokarina Beach</a>, was earmarked for a six-level apartment building of up to 75 apartments.

But Juniper wanted to go the other way, planning something more boutique which would offer a point of difference to the other developments in the masterplan.

“Four of the six sites nearby are under construction and are quite large scale, large built form projects, some with over 100 units,” Juniper said, adding that those developments will have ground floor activation.

“We’re looking to go boutique, with larger format units, and really build to the strength of what Bokarina Beach has become,” Juniper said.

The other five two-level penthouses have been snapped up, with buyers ranging from locals to those from Brisbane, Sydney and even Singapore.

Oasis is over 90 per cent sold and is expected to complete in late 2024.

Cube release final penthouse at Bokarina Beach development Oasis

It can be a long and arduous journey for developers after they submit a development application to local councils.

They each have different criteria and move at different speeds.

Sometimes however, they can all come at once. That's certainly been the case for Tim Campbell and Stuart Kacir's Carpe Group, which has had two developments approved in the last few weeks.

Carpe, who develop for downsizers right across Melbourne, has secured approval for two projects in the Bayside suburbs of Hampton and Sandringham, and hope to secure one in Kew where they're currently developing The Walton.

In Sandringham, Carpe secured eight townhouses across two blocks which will make way for a Warren &amp; Mahoney-designed building of 25 apartments.

They will be a mix of 11 generously sized two-beds, starting from 100 sqm, and 14 three-bed apartments which get as large as 190 sqm internally. The penthouses will have large rooftop terraces with the option to add a spa. Every apartment will have interiors by Lisa Buxton.

The project sits in a cracking spot at 49-51 Abbott Street, toward the western end of the street near Sandringham Station, the surrounding retail amenity, and Sandringham Beach.

Carpe's other Bayside project, in <a href="https://www.urban.com.au/developments/hampton-vic">Hampton</a>, is another that's all about the location. Strategically located one street back from the vibrant Hampton Street with all the retail, hospitality and Hampton Station. Carpe will launch 18 apartments at 8-10 Ocean Street, designed by Martin Friedrich Architects who will also handlethe interiors.

That building, with five two-beds from 113 sqm and 13 three-bed apartments, will replace an old house, which has already been demolished, and two side by side townhouses.&nbsp;

Carpe will be developing Ocean Street alongside joint venture partner Icon Kajima. They're forecasting a spring launch after they complete their display suite on Hampton Street.

Carpe is hoping to get another project to get approved in Kew, where they're approaching completion on the nearly sold-out The Walton. They've grabbed a 3,709 sqm site at 85 Studley Park Road, near Studley Park, where they're planning 31 apartments.

Campbell says that while it takes more time than ever to put together a good site in a good location, it's always time well spent.&nbsp;

"Both the Bayside projects are a short walk to train stations, without being right on top of them, and with the train stations come the activity centres of the suburbs. All the shopping needs are within a walk, and with Bayside, you've also got the beach and park reserves."

Campbell says Kew presents a different opportunity compared to the Bayside.

Stuart Kacir says you can't have all of the above in Kew, so you offer something different depending on where you're developing.

"With The Walton, residents will be closer to the centre of Kew, while the new project is more geared toward being a short walk to Studley Park, with the convenience of numerous bus stops on Studley Park Road. The centre of Kew and the shops are still only a kilometre away."

Studley Park will be the last domino to fall, with a launch expected later in 2024 after Carpe complete the display suite on High Street.
