The top 10 off the plan apartment developers to look out for in Brisbane in 2024

Super A-Mart billionaire John Van Lieshout's property development firm, <a href="https://www.urban.com.au/developers/unison-projects">Unison Projects</a>, has continued to bolsters its development pipeline.

After busy 2023 filing development applications in <a href="https://www.urban.com.au/developments/brisbane-lga-qld">Brisbane's inner ring</a>, they've just submitted plans for their recently acquired <a href="https://www.urban.com.au/new-townhouses/santa-monica-residences-lot-102-santa-monica-boulevard-hope-island">prime site on Hope Island</a>.

The acquisition of the prime prime&nbsp;9,212 sqm block came during Unison's purchasing spree of residential development sites across Brisbane and the Gold Coast. They secured&nbsp;<a href="https://www.urban.com.au/new-townhouses/santa-monica-residences-lot-102-santa-monica-boulevard-hope-island">Lot 102 Santa Monica Boulevard</a>, at the private end of the Boulevard backing onto The Pines Golf Course and a short walk to the Hope Island Shopping Centre and the Hope Island Marina.

They're planning Santa Monica Residences, 42 two-level, four-bedroom townhouses, with three different floor plans and three different external designs. They will be spread across five different buildings.

Each townhouse will have a multi-purpose room, a garden, and a two-car garage. There will be a swimming pool, spa, fire pit, and pool house with barbecue and alfresco space to serve the residents.

Local architecture firm BDA called the project a "contemporary medium density residential cluster in the heart of the Hope Island community."

"The proposal offers in a new destination in residential living for the local coastal community," BDA stated in the Architectural Design Intent.

"The proposed townhomes will enhance and support the existing community by broadening the range of housing options for new and existing residents. A timeless architectural style, supported by a lush native landscape will create a sense of place and location, and help build a vibrant community, and a great environment to call home."

They said&nbsp;the proposal has been designed to have a bespoke coastal character, where the expression and form of the buildings work together.

"The dwellings are designed to provide a range of home types and façade treatments that provide a cohesive design yet form an individual character within the private enclave."

2023 has been a big year for <a href="https://www.urban.com.au/developers/unison-projects">Unison</a>.

In April they&nbsp;<a href="https://www.urban.com.au/news/qld/first-look-billionaires-unison-projects-lodge-plans-for-subtropical-rothelowman-apartment-tower-in-west-end">filed plans for a three-tiered tower</a>, which peaks at 18 levels. Designed by Rothelowman, the tower on Mollison Street will comprises 101 apartments above a podium, a gym with outdoor space and a wellness lawn and a cold plunge and magnesium spa. The level above will feature a lap pool and pool deck, and a lounge and dining space.

The tower submission came just a few days after they filed for a very different project in Herston where they're <a href="https://www.urban.com.au/news/qld/first-look-unison-projects-propose-boutique-apartment-development-in-herston">set for a more boutique 38-apartment development</a> designed by Ellivo Architects.

They also have 1.3-hectares in Labrador on the Gold Coast which they're still in the planning phase of, as well as two adjoining&nbsp;3,004 sqm sites in&nbsp;<a href="https://www.urban.com.au/new-townhouses/birtinya-qld" target="">Birtinya</a>&nbsp;which now have development applications.

Also in their pipeline is the&nbsp;<a href="https://www.urban.com.au/news/qld/newsteads-federal-boot-factory-apartment-development-plans-get-refresh">Newstead Federal Boot Factory</a>, which was bought for $5.7 million in 2020. Unison amended the&nbsp;<a href="https://www.urban.com.au/architects/joe-adsett-architects" target="">Joe Adsett</a>&nbsp;plans that came with the sale, calling on Ellivo Architects to amend the density down from 52 apartments to 41.

<a href="https://www.urban.com.au/developers/unison-projects">Unison</a> now have a pipeline of well over 430 apartments and townhouses with an end value in excess of $450 million.

Nestled on the cusp of the South Bank cultural precinct and in close proximity to the heart of Brisbane's CBD, West End has become a vibrant and sought-after suburb that has recently been catching the eye of anyone who visits it.

The working home from preference in West End, and its easy connectivity to the city, have been two key drivers in the success at Sekisui Australia's West Village masterplan, which has reinvigorated the whole of the suburb.

They've catered to the working from home trend with additional study nooks and home offices in their latest releases, while offering a convenient place to shop and dine in the form of extensive hospitality and retail literally at the foot of the buildings. They've created a true mixed-use village which has been sought-after by both working from home young professionals all the way through to downsizers who want everything in one place.

Sekisui kicked off the development of West Village in 2016, and, as well as winning over 50 awards, have completed a number of stages at the village which is a restoration of the 1920's Peters Ice Cream factory heritage buildings.

The most recent release, The Allere Collection, comprises two towers, Uno and Duo, which are now approaching 90 per cent sold.

Designed by Rothelowman, Uno and Duo represent as the second to last release in the masterplan. The final release, which will be all three-bedroom apartments most suited to families and downsizers, is expected to be released next year.

Boutique developer Pyco Group have tapped into the renaissance of West End with their recent project Atelier.

Why West End is attracting young professionals, families, and downsizers seeking apartment living

Billionaire John Van Lieshout's Unison Projects has been busy, lodging plans for their recently acquired Herston development site.

They spent $6.88 million at the <a href="https://www.urban.com.au/news/qld/unison-secure-residential-development-site-in-brisbanes-herston">beginning of March to secure</a> the 2,023 sqm site across&nbsp;51-53 Bramston Terrace and 7 Weightman Street, which sits on one of the highest north facing ridges in Herston.

Ellivo Architects were engaged to design the project, which will feature just 38 apartments in the six-storey building, which sits above two basement levels providing 82 car spaces.&nbsp;

A combination of glass, brick, metal and rendered concrete has been utilised in the design to create a low maintenance and robust material pallet which is sensitive to the heritage listed building on Weightman Street.&nbsp;

There'll be an array of two and three-bedroom floorplans, including study space and multi-purpose room options, with seven apartments across each floor from the ground to level three, and just four residences topping out the building across level five.&nbsp;

Unison Projects' Shannon Down previously said they expect to see a high level of interest from purchasers who are looking for large liveable apartments within boutique scale projects which benefit from a high level of amenity.&nbsp;

“Herston has more recently been devoid of good quality new apartments, this site is the second holding Unison has secured, and represents a unique opportunity to design and deliver a landscape rich high-quality apartment project designed by Ellivo Architects and WILDStudios," Down said.&nbsp;

Due to the site's positioning, each apartment will benefit from expansive views, with the east facing residences taking in wide, open city aspects, while the other apartments will have green views over the surrounding suburbs and toward Mount Coot-Tha.&nbsp;

The ground floor apartments will feature large, green courtyards while the apartments above will include oversized balconies, creating seamless indoor and outdoor living spaces.

Landscaping was a crucial part in the design of the site, with each balcony featuring verdant planters that allow plants to cascade down the facade of the building, creating large green sections that connect the building to the leafy suburb and its subtropical climate. Perimeter panting has been included to aid in softening the built form, while the rooftop terrace will incorporate a large area of deep planter beds with space for trees and shrubbery, creating a green oasis in the sky.&nbsp;

The rooftop terrace will also include a pool, barbecue facilities and a dining room, with the jewel in the crown oriented to capture views in every direction.&nbsp;

Future residents will be within walking distance of the King Street and James Street lifestyle centres, while also being near to public transport connections, including the Inner Northern Busway and Brisbane Metro, which is due to be completed and operational this year.&nbsp;

Unison plan to begin work on the site once they've wrapped up works at their Fleming Road development, where they'll deliver 22 four-bedroom terrace homes.&nbsp;

The group also recently lodged plans for a West End tower which will span across a 2,074 sqm amalgamated site straddling Mollison and Bank streets, just across from Sekisui Australia's award-winning West Village.&nbsp;

They've got renowned architects Rothelowman working on the Bank &amp; Mollison project, which will feature&nbsp;101 apartments with a mix of two and three-bedroom floorplans, in addition to one four-bedroom penthouse.&nbsp;

First look: Unison Projects propose boutique apartment development in Herston

Billionaire John Van Lieshout is putting down a marker on Brisbane's residential real estate market.

His development firm, Unison Projects, has just lodged plans for two very different apartment developments. One is for a boutique project on a recently acquired site in Herston, the other a striking Rothelowman-designed tower in the heart of West End.

The West End tower, dubbed Bank &amp; Mollison due to its prime 2,074 sqm amalgamated site straddling Mollison and Bank streets, sits next to Sekisui Australia's award-winning West Village.

Rothelowman, who also designed the towers in West Village, have taken into consideration the future towers in West Village when designing Banks &amp; Mollison.

They've cleverly staggered the three-structured tower. Its 18-level peak notions toward West Village, and descends toward Bank Street to the smaller 14 level and 10 level buildings.

"The tower is a clearly designed collection of distinct towerettes linked by a green lattice, entwined with landscape," Rothelowman wrote in their design statement submitted to the Brisbane City Council.

They said each&nbsp;facade of the building takes a different approach to capturing its natural assets, protecting from the harsh elements of the environment and ensuring privacy between their urban neighbours.

The apartments will sits atop an inverted podium which will home a tenancy which could suit retail,&nbsp;commercial, or community use. A separate food an drink outlet is also planned, along with a landscaped foyer entrance to the building and extensive work from home space for residents.

"The lowest level of apartments has been lifted to create a voluminous subtropical, light filled parkland for the public", Rothelowman added.

There's a gym on level 11, which spills onto an outdoor gym and wellness lawn, complete with a cold plunge and magnesium spa. Level 12 will home a lap pool and pool deck, and a lounge and dining space.

There will be 101 apartments in the development, designed to target the owner-occupier. The majority of units have three-bedrooms (76). There are 24 two-bedroom units, and a single four-bedroom penthouse.

Rothelowman said Bank and Mollison presents an opportunity to create place, place based on need, and a vision for the potential future of our subtropical city.

"It seeks to be aspirational and progressive in its attitude towards community, inclusivity and generosity whilst seeking influence from the rich, layered and diverse history of the suburb in which it is situated.

"The project examines the challenges of rapid transformation and urbanisation whilst seeking to maintain the “casual suburbaness” that typifies the culture of living in Brisbane."

Planning consultants Mewing said the proposal showcases a high quality architectural and landscape design outcome, which provides an exemplar subtropical design response that celebrates Brisbane’s climate and lifestyle.

"The design concept pursues a high quality architecturally designed and landscaped outcome over the site, to establish a public benefit for the locality, together with creating a very liveable and sub-tropical design exemplar.

"The proposed development responds to and addresses the site and contextual characteristics, together with all relevant planning, design and technical provisions of the planning framework, to create a positive and suitably balanced development outcome."

Mewing said&nbsp;South Brisbane and West End have observed a notable gentrification and evolution over the recent decades, creating a weaving of old and new local stories.

They note however that many of the outcomes are done in isolation.

"There are, by comparison, some infill sites that provide the ability to reflect upon the evolution and stitch together the fabric that has evolved. The subject site at Mollison Street and Bank Street, West End is one of those valuable infill opportunities to be pursued."

Unison secured the 2074 sqm corner site in late 2021 for $7.4 million.

It was a big 2021 for Unison. They also spent&nbsp;$8.2 million on a 5,623 sqm site on Fleming Road in Herston and $9.4 million on a seven-lot amalgamation, some 1.3 hectares, in Labrador on the Gold Coast. In 2021 Unison also contracted from Stockland two adjoining 3,004 sqm sites in Birtinya which now have development applications.

Also in their pipeline is the <a href="https://www.urban.com.au/news/qld/newsteads-federal-boot-factory-apartment-development-plans-get-refresh">Newstead Federal Boot Factory</a>, which was bought for $5.7 million in 2020. Unison amended the Joe Adsett plans that came with the sale, calling on Ellivo Architects to amend the density down from 52 apartments to 41.

Unison now have a pipeline of over 430 apartments with an end value in excess of $450 million.

Earlier this week Unison lodge plans for their recently acquired Herston project, a boutique 38-apartment block designed by Ellivo Architects.

Billionaire John Van Lieshout's Unison Projects has secured a residential development site in Herston.

They've spent $6.88 million on a 2,023 sqm site across&nbsp;51-53 Bramston Terrace and 7 Weightman Street.

Shannon Down of Unison Projects said there was limited zoned land in Herston able to be secured for development.

“With Herston only a small suburb located 2km from the Brisbane CBD, we recognised the unique opportunity presented to secure, a rare, over 2000sqm corner site that has Council planning support for apartments,” Down said.

“Herston has more recently been devoid of good quality new apartments, this site is the second holding Unison has secured, and represents a unique opportunity to design and deliver a landscape rich high-quality apartment project designed by Ellivo Architects and WILDStudios.

“We foresee a high level of interest from purchasers who seek large liveable apartments within boutique scale projects that have a high level of local amenity."

This project is within walking distance of King Street and James Street lifestyle centres, while also being in close proximity to public transport offerings such as the Inner Northern Busway and Brisbane Metro, which is due to be completed and operational this year.

Unison are set to work on the new site after they've delivered their near Herston project on Fleming Road, where they're developing 22 four-bedroom terrace homes.

Colliers Queensland Executive of Residential Site Sales James Matley said the site was&nbsp;the second property Unison Projects has purchased in the Herston precinct in the last few years.

“This not only demonstrates the strength of the Brisbane market but is testament to the strength of the growing demand for development sites in the Herston area given significant incoming projects like the Victoria Park and Herston Quarter redevelopments," Matley says.

Colliers Queensland Director of Development Sites Adam Rubie said this site presented an excellent opportunity for interested parties to deliver a high-end project.

“We are confident that Unison Projects will be able to take full advantage of the location and potential of the site,” Rubie said.

“During the campaign, well-known property developers were not only attracted to the underlying planning opportunity, but the site sits on one of the highest north facing ridges in Herston.

“It immediately adjoins the Royal Brisbane and Women’s Hospital and $1.1 billion Herston Quarter Redevelopment. It also neighbours the 1938 built and now heritage listed Dental Hospital and College and is about 400 metres from the master planned 45Ha $83 million Victoria Park redevelopment project, due to commence in the coming years.

“In addition, this site is also close to the community centric Brisbane Showgrounds redevelopment and lifestyle destination incorporating wellness, retail and cultural spaces,” Rubie added.
