Last Friday Urban.com.au was on hand to view the last concrete pour for what has rapidly become one of Melbourne's more pronounced skyscrapers.

With the final floor of 35 Spring Street's 43 levels now in place, the process of fitting out the luxury residences within will continue at pace, with an eye toward a 2017 completion date. The $350 million development is the result three of Melbourne's elite development entities joining forces; developer Cbus Property, architects Bates Smart and builder Brookfield Multiplex.

35 Spring Street's prominent position led Bates Smart to create a tower with a skin based on fabric patterns, or that of ashlar patterning found in masonry walls. The result is now on display for all to see, with the facade rapidly approaching the tower's peak.

Positioned by Cbus Property at the time of launch as an elite apartment tower containing 270 dwellings, the final number of dwellings shrunk considerably to 242, owing to the merging and customisation of apartments as requested by purchasers.

Thereafter Brookfield Multiplex have taken the build to its current position which culminated in last Friday's final concrete pour, which was attended by Cbus Property CEO Adrian Pozzo, Cbus Super Chairman Steve Bracks, Lord Major Robert Doyle and a host of personnel attached to the project. Common to each speech delivered was the recognition of 35 Spring Street's high level of design merit, and the prominent position it finds itself in at the eastern edge of the CBD.

A twelve month timetable will see demolition of the balance of the existing structure onsite, followed by site retention and excavation works. Beyond that point construction proper on Collins Arch as it will be known will begin in earnest. It along with Classic East Melbourne and 35 Spring Street form the backbone of Cbus Property's current push into the luxury apartment sector.

September will also see construction on another Cbus Property project begin, with Built. installed as head contractor for Volaire. Consisting of 154 apartments, Voliare will rise directly opposite North Melbourne Station.

35 Spring Street marks its place in the skyline

The Federation Square of Melbourne's east? When put in those terms City of Casey's Bunjil Place takes on a project of strong social significance for both the municipality and Melbourne at large.

With as many as 12 individual spaces within the Francis-Jones Morehen Thorp-designed civic project, the construction process is naturally as intricate as the building itself. Under the guidance of Brookfield Multiplex construction has hit full stride a second tower crane recently installed.

Additionally, the <a href="http://bunjilplace.com.au/wp-content/uploads/2013/08/Construction-update-May-2016-WEB.pdf">official May project update</a> shows that the concrete structure for a large part of the site has reached ground level.

Next up we’ll be pouring the studio slab, first level of the theatre seating and first suspended slab, including the function centre, kitchen and part of the City of Casey Customer Service Centre. Image: Architecture AU</figcaption></figure>As part of a AECOM event held yesterday outlining timber construction applications, Francis-Jones Morehen Thorp Principal Geoff Croker outlined the extensive role that timber will play in the final appearance of Bunjil Place.

Most prominent is the continuous timber lamella that will span the building's ground level ceiling with the project's foyer also framed by the dipping structure. The lamella shapes as a feat of engineering with a Swiss firm also involved in the design and engineering of the prefabricated structure which will be assembled onsite.

With timber and steel prominent externally, the building will also employ a curved glass façade allowing for a high degree of transparency.

A community plaza will be the centrepiece of Bunjil Place's external amenities.

Bunjil Place is due for completion in late 2017 and will reportedly attract in excess of 1 million visitors per annum.

The civic precinct is not the only project of note under construction in Casey with the nearby $120 million St John of God Berwick Hospital also sporting dual tower cranes in addition to those of Bunjil Place's; a rare sight indeed for the municipality which is 50 kilometres east of Melbourne's CBD.

The Federation Square of Melbourne's east takes shape

Singaporean developer <a href="https://www.urban.com.au/developers/aspial-world-class-land">World Class Land</a> has formally appointed <a href="https://www.urban.com.au/developers/brookfield-multiplex">Brookfield Multiplex</a> as builder for Australia 108, with on-site piling to commence in October.

The tower will become <a href="https://www.urban.com.au/projects/australia-108-70-southbank-boulevard-southbank">Melbourne's first super-tall skyscraper</a> measuring 319 metres housing 1,105 apartments over 99 levels. A super-tall skyscraper is a building which measures more 300 metres in height.

<a href="https://www.urban.com.au/">Urban.com.au</a> has learned that construction will have five stages. The first stage of construction is scheduled to be completed in 2018 and the entire building will be completed in 2020.

The construction stages have the following milestones:

<ul>
<li>Stage 1: up to level 40, 491 apartments, to be completed late 2018</li>
	<li>Stage 2: up to level 56, 252 apartments, to be completed mid 2019</li>
	<li>Stage 3: up to level 66, 162 apartments, to be completed mid 2019</li>
	<li>Stage 4: up to level 86, 120 apartments, to be completed early 2020</li>
	<li>Stage 5: up to final level, 80 apartments, to be completed mid 2020</li>
</ul>
Stages 2 and 3 will be complete in different months in mid 2019 and the awarded construction contract is valued at $500 million.

Brookfield Multiplex appointed builder for Australia 108, piling to commence in October

Over a year ago, Urban.com.au wrote on the forthcoming <a href="https://www.urban.com.au/news/regenerating-office-buildings-on-bourke" target="_blank">redevelopment of 570 Bourke Street</a>, formerly known as Marland House. Leap forward and contractor Brookfield Multiplex are currently in the early stages of breathing new life into the 1972 vintage office complex. Of an age where owner Charter Hall (via their Core Plus Office Fund) considered a number of directions for the asset, they have embarked upon a $150 million project with the intention of creating a workplace that meets and exceeds contemporary tenant expectations.

So what are those expectations? Look no further than Docklands to see that large corporations value large floorplates. In Charter Hall's words "To attract and retain the best people, companies are demanding expansive, lifestyle-oriented workspaces."

To that end 570 Bourke Street will become Melbourne CBD's largest vertically connected office space. Nestled within an established legal and financial precinct, the development will provide 28,000 square metres of contiguous office space across 11 levels, achieved by extending the floor plate to both Bourke and Little Bourke Street frontages.

Designed by Hassell Studio, the reincarnated project will feature a light-filled glass atrium. Prominent through all 10 levels, the atrium will allow natural light to penetrate the workspaces while inter-connecting stairways enables 570 Bourke Street to boast the largest vertically integrated floor plates available in the CBD. At 2,700 square metres per floor, this equates to an impressive 270 staff per level over the expanded footprint.

With maximum flexibility and providing a dynamic work space in mind, each of the expanded floors have been designed with malleable spaces, allow tenants to link and enclose areas as desired. 'Suspended' meeting room pods peer over the internal atrium, adding visual pop to the internal design.
