Dreamers of owning a property in Bellevue Hill might soon have a chance to enter the market at a lower entry point compared to the sprawling estates the harbourside suburb is known for.

And the opportunity is set to arise on Fairfax Road, one of Bellevue Hill's most exclusive streets, near the Packer family's 1.2 hectare Cairnton estate.

Plans have been lodged by the Sutherland Shire-base Nivana Group, who are seeking to turn a 1930s, Art Deco low-rise at 3 Fairfax Road into a three-level apartment project, designed to fit into the eclectic mix of houses that line the Eastern Suburb’s streets while adapting and creating something new in the locale.&nbsp;

Designed by Sydney locals MHN Design Union, the $5.5 million development will see just four three-bedroom apartments developed, and one four-bedroom penthouse.&nbsp;

"The unit mix is consistent with market demand and represents a wide range of apartment buyers, users, and typologies,” MHNDU said in their design statement.&nbsp;

“It will suit the demographic mix of families, retirees, and down-sizers living within the surrounding area, while the layouts are flexible and adaptable to allow for future conversion if needed.”

An attempt has been made to minimise the bulk and scale of the building, with the architects utilising a bi-partite form that incorporates an articulated facade and adequate setbacks between neighbouring buildings. The masonry building will feature regular openings, deep reveals, columns and solid panel walls to provide a rhythm of light and shadowed elements against a white textured render, along with clear glass and light bronze metal trims and detailing.

Low retaining walls and landscaping soften the barrier along the street footpath, with curved concrete walls signalling the entrance to the building.&nbsp;

Generously sized, each of the apartments include expansive balconies or terraces, with the floorplans designed to maximise solar access and cross flow ventilation in all the living spaces. Floor-to-ceiling windows in the living spaces also take advantage of view lines to the east and north.&nbsp;

Just two apartments will grace the first two levels of the building, each with three-bedrooms and three-bathrooms. Benefitting from access to the private garden area at the rear of the site, the apartments will also benefit from direct access to two swimming pools which are located at the front of the site.&nbsp;

The penthouse apartment will feature four-bedrooms and four en-suited bathrooms, along with various private outdoor covered terraces, including one adjoining the living area facing the cliff and rear garden, one at the front of the apartment and one from the master-bedroom.&nbsp;

“The proposed floor space represents a desirable outcome for the ordered growth within the area, with minimal impact on the amenity of existing neighbours," the report continued.

“The private open areas of the apartments are deep enough to be comfortably furnished, while also being long to accommodate a variety of outdoor uses.”

All apartments are provided with plenty of internal storage areas within the apartment, including a laundry/linen cupboard with space for a washing machine, dryer and tub, with additional secured storage provided within the one-level basement, which will also accommodate space for parking.&nbsp;

Volker Klemm have handled the landscaping designs for the project, with deep perimeter planting proposed. Maximised across the ground floor where possible, the landscaping will not only provide significant screening and privacy, but also create a leafy oasis for residents to relax and unwind among.&nbsp;

Located just under four-kilometres from the Sydney CBD, future residents will also be near to the Double Bay town centre, which is a short 200-metre stroll from the site, with the Eastern Suburbs neighbourhood well connected to a range of convenient amenity, including schools, hospitals, restaurants and recreational offerings.&nbsp;

A record $30 million plus has been paid for Leura, the Bellevue Hill trophy home.
The businessman Ken Allen and his wife, Christine sold at an undisclosed price to an Australian Chinese buyer the day before its scheduled private auction.
The home was listed in August by Michael Finger and Diane Wilson of Ray White Double Bay.
One of Sydney's finest estates, the 1891 Bellevue Hill mansion has just had the six owners through its 125 years.
It was built on the Bellevue Hill ridge line for the Knox family, of the then burgeoning Colonial Sugar Refinery empire. 
The Federation Queen Anne style home dates back to the 1890s when built for Tom Knox, managing director of the Dalgety stock and station agency.
It last traded through Michael Finger in 1986 for a then very impressive $7.3 million when sold by the top end home restorer Bill Shipton and Zaro Elizov, who'd engaged building designer, Roderick Learoyd, trained at the Oxford School of Architecture, to assist in its renaissance. Mark Bouris helped in its financing.
The calendar company patriarch Ken Allen and his wife, Christine, have homes in New Zealand and London.
The eight bedroom, eight bathroom heritage home sits on a 4260 sqm block with tennis court and a swimming pool. It does now need renovations which limited some buying interest. 
It tops the $28 million suburb record set in 2013 when property developer Bob Ell bought Addenbrooke.
Leura has been <a href="/news/44796-leura-the-trophy-home-bellevue-spring-2015-offering" target="_blank">the spring of 2015's top listing</a> and now sale. Underbidders were advised they needed to quickly match the pre-auction offer which was not subject to FIRB approval.

It comes with initially cautious $30 million plus advisory.
Some 29 years since last sold, the tightly held home has just had the six owners through its 125 years.
Its listing is perfectly timed as leading eastern suburbs agents are complaining there's simply not enough prestige property to satisfy the latent spring market demand.
<a href="https://www.raywhite.com/nsw/bellevue-hill/1345342/" target="_blank">Set on 4,260 square metres Leura</a> is a trophy home unparalleled in grace, style and historic significance.
It was built on the Bellevue Hill ridge line for the Knox family, of the then burgeoning Colonial Sugar Refinery empire. The middle aged Tom Knox had Leura, and his older brother, Edward had nearby Rona, probably both designed by the same architect, Walter Vernon Liberty. Tom Knox, who had married into the Victorian pastoralist Ritchie family, was the managing director of Dalegty, the stock and station agency.
Those pioneering Knox brothers chose the hillside panorama long before Sydney Harbour’s famous icons, partly because of the unsanitary conditions down on the water's edge.
"It is a monument to the Federation Queen Anne style of architecture from the era," Ray White Double Bay listing agent Michael Finger says.
Finger's Ray White colleague Di Wilson says the property was purchased in the mid-1950s by Cranbrook School for boarders.
With privacy at the very end of a circular driveway off Victoria Road, the eight bedroom home combines traditional opulence and modern design. There's a tennis court and resort swimming pool...and private level lawns overlooked by wide north facing verandahs. 
It last traded through Michael Finger in 1986 for a then very impressive $7.3 million when sold by the top end home restorer Bill Shipton, who'd engaged building designer, Roderick Learoyd, trained at the Oxford School of Architecture, to assist in its renaissance.
The 1986 sale to the New Zealand businessman heralded the brief mid-1980s trend of Kiwi entrepreneurs crossing the Tasman to try their luck in Sydney, all with trophy home acquisition to boot. They included the Goodman Fielder Wattie chairman, Pat Goodman who secured another Shipton home, the 1917 Double Bay mansion, Verona. 
Most departed after the 1987 stockmarket crash, with Sydney not ever seeing the likes of Sir Frank Renouf, John Spencer, Rod Petricevic and Colin Reynolds again.

The Rock in Sydney was the dearest location for apartment rentals, according to CoreLogic.
Sydney took all the top 10 suburbs in both lists.

Pricey Bellevue Hill ranks as Australia's dearest rental suburb

The former Channel 9 boss David Gyngell and his television presenter wife Leila McKinnon have bought back in the Sydney market.

Their $4.5 million Bellevue Hill purchase came a year after they pocketed $8.4 million from the delayed settlement sale of their Dover Heights home.

The couple spend most of their time these days in the Byron Bay hinterland, ­enjoying family life and attending to a Northern Rivers tourism property empire, focused around the Hotel Brunswick.

The Sydney bolthole was bought by a company directed by the pair, the same company which owns a Bondi investment apartment.

Gyngell and McKinnon are expected to use the luxury apartment in the 1900s residential block Villa Rossmore as their Sydney base.

Marketed as a stunning residence with house-like propositions, the apartment spans 200 sqm with its own manicured private garden.

Gyngell, the son of the late legendary Channel 9 boss Bruce Gyngell, had bought the clifftop oceanfront Wentworth Street, Dover Heights home for $1.15  million in 1998 when it was a 1940s cottage.

His sister Briony Fitzgerald and mother Anne helped design the mansion after its $1.5 million 2014 rebuild, which was then ­featured in Belle magazine.

“Every room, including the bathrooms, captures views of the ocean, coast or harbour in the distance. On a clear day you can see from Palm Beach to Wollongong,” the ­magazine reported.

Their off-market buyers in the deal, done a year before its settlement, were Adam and Alex Somerville from North Bondi, who are in the business of retirement villages.

The media couple retain their renovated Bondi Beach investment property.
