Prospective buyers visiting auctions or looking at the market may have heard the term “passed in” before.

The quick summary is that this means that the reserve price has not been met and therefore the property has not managed to sell at the auction.

This does not necessarily mean that the property doesn’t sell on the day – often, the highest bidder will be taken inside for further negotiations and the property may sell straight afterwards.

Century 21 notes that it can be frustrating for the vendor to have a property passed in at auction and it can be emotionally charged. They note that it is always a potential outcome and to ensure you have chosen an agent who will be able to best negotiate on your behalf if you are unsuccessful with selling during the auction.

“Many prospective buyers will even increase their offering from what was bid at auction in order to secure the property, sometimes reaching the reserve price,” they advise.

In some states, the highest bidder has that first right of negotiation.

If the property passes in on a ‘vendor bid’ this means that the vendor has used their hand and no other bid was made past theirs.

If you’re the highest bidder and it is passed in, there are some things you can do to ensure it swings in your favour.

Firstly, understand that it doesn’t mean the property is a dud because it has passed in. The auction could have been lacklustre, and there could be any number of things causing people to keep their hands in their pockets on that day.

“Don’t be frightened to say things like, 'This is already at the upper end of what I think the property is worth' even if that is not the case. If there are no other buyers in sight and everybody has left except yourself, then minimise the amount you are willing to counter-offer,” Brookes advises.

And if you don’t have first right? It may end up on the market again. It’s also worth giving the agent a call and saying you’re still interested, or waiting around to see how the first prospective buyer responds.

What does “passed in” mean? Investment terms explained

Sometimes, an investor is presented with the exciting prospect of picking up a dual-income residence at below-market buying rates. Many readers will be very familiar with the ‘duplex’ housing type in Australia. Throughout most capital cities and regional centres, duplexes have been a popular choice for many decades.

Modern innovation on the humble duplex design have also paved the way for new investor opportunities.

For those not familiar with duplex property types; a duplex property is effectively two conjoined properties occupying one block or plot of land and will share at least one common wall. Both dwellings in a duplex are constructed at the same time, however, depending on the title structure, they may be strata or non-strata titled.

If strata titled, each dwelling may be sold and owned separately. However if not strata-titled, it means both dwellings within the duplex can only be sold together. Sometimes investors can purchase both sides of a strata-titled duplex, enabling for the opportunity to owner-occupy one half, whilst renting out the other half.

Each dwelling in a duplex is completely separate with no shared rooms or entrances. Each dwelling has its own bathrooms, bedrooms, living areas, courtyards and sometimes their own garages. Duplex designs have come leaps and bounds in recent years, evolving from what were once pretty ugly property types that were viewed as only occupying dodgy suburbs.

This was because decades ago, tenant demands were very different to what they are today. Typically, ‘good quality’ tenants favoured only houses on large blocks, located in suburbs very far from the CBD centre (greater than 20 kilometres). For this reason, duplexes were harder to market, with rental return sometimes not being strong, due to renter demand preferring detached houses.

However, fast forward to 2014 and as the cost of land skyrockets across most major capital cities and renter demand is shifting towards smaller living spaces (but in closer proximity to CBD centres); the concept of the duplex has become a popular talking point again.

So here are some of the pros and cons for the duplex housing type:

Pros

The biggest pro is the potential to pick up two income revenues on what is effectively one property. 
	 </li>
	<li>
If well-purchased, this rental return rate can make for a positive cash flow from the outset. 
	 </li>
	<li>
Duplex properties tend to fare better in terms of re-sell value compared to a traditional house that has had a granny flat added to the property. 
	 </li>
	<li>
The potential to have no strata title structure creates an opportunity for investors to not only reduce holding costs (thereby adding more rental return to the property), but it also enables greater control over the expenditure of both properties. 
	 </li>
	<li>New providers and builders are innovating in this space. Designs are way more aesthetically pleasing these days and are in fact are being designed to give the appearance of one big house (from the street) rather than a duplex or an uglier ‘bolt-on’ house. This adds curbside appeal to both dwellings and helps maintain street value, and for investors this also enables greater capital growth potential for both dwellings.</li>

Cons

Whilst it is great having no strata costs; the reality is as owner of both halves you must maintain both dwellings as you would any other detached house. This can mean three to four bathrooms to maintain instead of just two; two kitchens instead of two; two gardens; HVAC systems and so on.

	<li>
Further to this; you thus lose many of the ‘economies of scale’ gained when owning a unit in a strata titled complex of say a dozen or so units/villas. Things like roof maintenance become much more expensive when split between only two dwellings versus a dozen. 
	 </li>
	<li>
I mentioned the opportunity to live in one half and rent the other, however there could be capital gains tax consequences to doing this. The reason being it is effectively one title on the overall property. On the flip-side however, you could strata title each one and owner-occupy one dwelling (and never rent it out as an investment property) there is potential to qualify for capital gains tax concessions for that dwelling only. However… 
	 </li>
	<li>
Traditionally duplexes on one title are harder to sell. This is because you can only market the property to either owner occupier investors or owner occupiers who require a second dwelling for extended family. So, it shrinks the prospective buying pool, which may result in a less favourable sales price when you do find a buyer. 
	 </li>
	<li>However, this may not be such a bad thing, because as our aging population gets older; the potential demand for properties that can occupy a young family, along with the grandparents, is significant.</li>

The pros and cons of investing in a modern duplex

ANZ Banking Group is raising interest rates on home loans held by property investors. 
The rate change will add $48 to the monthly repayments on a $300,000 mortgage, up by 0.27 percentage points, the most dramatic decision of the current clampdown on lending to restrain the current investor frenzy.
ANZ on Thursday said its index rate for investor property loans would rise to 5.65%, as part of a move to shift the mix in its loan book towards owner-occupiers. 
ANZ's changes come seven months after the Australian Prudential Regulation Authority forced the big banks to cap their loan growth among housing investors to less than 10% growth a year.

Chief executive of ANZ's Australian operations, Mark Whelan said the bank was trying to reach an "appropriate" mix between its investor and owner-occupied loan book, which with around $65 billion of housing investor loans is the smallest of the big four banks.
"It is very hot," was how Mark Whelan described the investor market when speaking with Ross Greenwood's 2GB Money News today.
The decision re-instated differential price which had existed pre-1998, he advised.
"It's a bit back-to-the-future for the current hot market."
He said it was not related to the <a href="/expert-insights/financing/interest-rates/44202-july-20-home-loan-borrowing-rates-set-to-rise-after-apra-s-latest-decision" target="_blank">recent risk adverse requirements sought by APRA</a>, announced earlier this week to take effect mid-2016 .
He described recent investor loans as "very good risk." 
ANZ cut various fixed rates for owner-occupiers by between 0.10 and 0.4 percentage points.
Effective Monday, 10 August 2015, ANZ’s variable Residential Investment Property Loan (RIPL) Index Rate will rise by 0.27% to 5.65%pa (5.76%pa comparison rate).
Fixed rates for new Residential Investment Lending will also increase by up to 0.30%.
Mark Whelan said although interest rates for residential property investors are at very low levels historically, "the decision to raise interest rates for residential investment lending has been difficult but necessary in the current environment.
“It allows us to balance the mix of our lending between owner-occupied and investment lending as well as the impact of changing market conditions.
"This includes a decision to cut fixed rates for new owner-occupied home lending.
“This is a considered decision that takes into account our customers’ position and the criteria we look at when setting rates including our competitive position, our regulatory obligations and the state of the residential property market,” Mr Whelan said.

A while ago I heard you talking with Steve Price on 2GB about investing around Logan or about 25km outside Brisbane. But we have had a few discussions with people and they have suggested to keep out of that area. Do you still think it is a good place to invest? From memory you also mentioned to search for a place where population growth exceeds the national average, is this still the case? Hi Mike,
It's great news that you are ready to invest in property and I am really glad that you wrote to me before you took the plunge.  So many people leap right in without getting good, independent advice, and later suffer the consequences of having purchased a property from a spruiker who subsequently got a greater financial advantage  from the sale than the investor ever will! While that statement is likely to raise the hackles of the majority of self- styled property experts, that's ok - I'd rather have you forewarned than make friends! So, having said that, now for a pep talk!  If you are serious about building a portfolio of sound, well performing properties, then you should not be deciding where to buy based on some expert's hotlist, and that includes my own!  If you are only going to be buying according to what any expert has to say about an area, then you are very likely far too late, as everyone else is also hearing that expert and buying there too. You should also not be buying, or as is your case, NOT buying based on your discussions with 'people' who say not to buy in an area.  I'll hazard a guess that those people are well meaning friends, or perhaps locals who are providing suspect 'advice' based on their emotional feelings about an area.  Using Logan as an example, if you know what drives growth it's easy to see that Logan has growth drivers in spades, and these same drivers are likely to exert influence over the area for many years to come.  If you live in Brisbane, though, your view is likely tainted by the unpopularity of the area as a place to live in, and this view does not allow people to see past this inappropriate summary of an area's investing potential.  For my money, I'd prefer to buy in an area which can offer to me years of what I like to call 'generational' growth, than follow the sheep into the latest, upmarket area which may go great guns in the good times and plummet dismally the moment the economy turns in any way. And so for you, your first port of call is education!  Learn how to become a successful property investor before you even start - all the ins and outs, what drives growth, how to negotiate, spot a bargain, and put in place the right structure - and this way, you won't need to ever take advice from anyone again.  You'll be less exposed to the danger presented by the spruikers, and more able to find, on your own, the next hotspot, buying there before the crowd descends and enjoying the very early growth that you get when you buy into a not-yet-known future hotspot. You'll also learn all of the factors which result in a great long -term investment, including how quickly the population grows, how the demographic mix affects property prices, how to identify meaningful infrastructure and much more. But, be warned - spruikers are wolves in sheep's clothing.  They look just like the good guys and they certainly have an amazing gift which will seduce you and make you feel like your best interests are foremost in their minds. A good way to start in weeding out the opportunists is to ask a simple question - Does the advice being given also have a property sale attached to it?  It's simply not possble for any expert who ultimately sells a property to you, for which they gain a commission, to be providing independent advice which is also appropriate for your own personal circumstances!

However, according to Mr Ryan, it’s important to note that this trend is not consistent across all buildings, locations and developers, as some have embraced it more than others and quality varies extensively.

“My observations, having reviewed projects nationally over the past decade, are that these trends were born out of Melbourne’s edgier and more adventurous architectural environment. And in a social media world – and the fact that many local and overseas developers have been expanding into developing across multiple capital cities and states – the trends have naturally expanded and now feature prominently across the major capital city markets,” he said.
In the April 2017 JLL Brisbane Apartment market research report, it states:
“Projects with a point of difference such as superior ground floor retail, finishes or resident amenity continue to outperform the wider market.”
These are key aspects buyers need to take into consideration when making their purchasing decisions.

What you need to know about new apartment trends

When I speak to someone looking to buy an off the plan property, one of my first questions is usually “investor or first-time buyer?”
Recently it was claimed that there is currently a ‘property war’ between first time home buyers and investors, each one vying for in-demand properties throughout Australia. If there is a property war, then the investors are winning. They have more experience, better credit, and in most cases, the confidence to act quickly.
Last year saw a lot of first time buyers forced out of the market due to high property prices and excessive demand. The proportion of first home buyers of all owner-occupied loans financed in January increased .5% from December. Although this is a good development for buyers and the market, this stat is still five times less than investment loans financed. But for those intimidated by the investor presence, first time buyers can easily move into top quality properties.
One of the priority issues for first time buyers is location. Most buyers are looking for something close to the city and close to work, which is where the investors begin driving competition. Smart investors will recognise these areas as the key hotspots and are also looking in these areas. But there are brand new developments in Surry Hills, Rosebery and Alexandria that pose fantastic opportunities for those looking to take a step into the market.
Most inexperienced buyers don’t realise how cost effective off the plan purchases are. Many assume that because it is a new development it is going to cost them more. But seeing as many off the plan purchases occur months ahead of moving in, they afford you the time to save a larger deposit and allow you to qualify for the First Home Owners Grant if applicable.
Off the plan purchases represent some of the best opportunities for first time buyers to not only move out of home, but to move into the market as investors. Now more than ever, buyers are taking the opportunity to buy a new apartment and rent it out to pay off their mortgage faster. With the large number of young professionals looking for homes and willing to pay higher prices for better locations, the potential for return off a purchase can be significant.

Not according to ‘the plan’: First home buyers missing out on off the plan opportunities

Happy New Year!
I hope you have made some awesome New Year resolutions around property.
My year is off to a great start, I'm happy to say. Do you remember the <a href="/expert-insights/investing/38623-home-staging-may-help-sell-your-property-jo-chivers" target="_blank">apartment I was selling</a> late last year?   
I tried to use the hot Sydney market as an excuse to not present it in its very best light. Trying to sell an apartment with messy tenants in place was a real mistake.
This was reinforced when I attended one of the open houses and actually saw how cluttered it was. After this, my selling strategy completely changed.
We immediately took it off the market for a few weeks until the lease expired on 3 December.

It took literally two days to do some small repairs, replace a few old fashioned light fittings and have my professional stylist, Kylie from <a href="https://propertyrevamped.com.au/" target="_blank">Property Revamped</a>, give it her magic touch. 
The exciting news is the property exchanged within 17 days of going back onto the market.

I've got some impressive stats to share with you, which really go to show that styling a property can make a massive difference.
First campaign performance on one of the real estate portals: 3,407 views with 6,795 engagements.
A view is someone opening the advertisement in full and an engagement is opening just one element, perhaps a photo, floor plan, map view, or video.
During the second campaign the views increased to 6,688. That's a 96% increase, or basically double the views. Engagement increased by 121%, to 15,023.
Our agent Felice Cotroneo from <a href="https://www.innercity.com.au/" target="_blank">Innercity Property Agents</a> said: "Whilst enquiry was a lot stronger, the big shift was in the vibe or feeling at the open homes. Before the apartment was styled we received a lot of negative feedback. After it hit the market again with the staging in place, there were many nice comments and a lot of 'wows' which is always a good thing to hear at your opens. People enjoyed just being in the apartment and spent on average two thirds more time at the property."
In the first campaign we had a total of 29 people through the apartment. In the second campaign this increased by 41% to 41 people.  The offers were no longer low and we sold it at full asking price, which was $65,000 over the offer we received on the previous campaign's auction day.
We paid about $2,000 for Property Revamped to do the styling, so that's a return of $63,000 for 17 extra days – a good lesson learnt.

Robert and Paula had been considering property investment as a tax minimisation strategy for some time – being higher income earners and having built up some equity in their own home. Even prior to their introduction to Ironfish, Robert and Paula never considered investing in property on their own; like many senior professionals with a young family, the investment in time required meant it simply wasn’t an option.
“My job as an in-house Senior Legal Counsel is very challenging, and I have no room to make any mistakes. So, after spending all day at work expending my energy on other very complicated matters, by the time I get home, I’m just a mess. Investing on our own seemed too terrifying to even consider. <li>We are taking advantage of negatively gearing our property until such time legislation changes, as well as the depreciation deductions for new properties.</li>
<li>You’ll find some people will understand what you’re doing, others will be against it, and will stick to the usual plan of paying off one house and waiting till retirement to enjoy life. But at the end of the day, we could be giving a lot more money to the tax office, but we’d rather have our money working for us!</li>

It is quite sad to see what gets promoted as 'investment' advice in the property space these days.
This was again brought to my attention a few weeks' back when a new inner Brisbane apartment project, under the 'investment' tab on their shiny new website, wrote that apartment values in the area in question had risen by over 10% per annum since 2000 and weekly rents had lifted by over 150% over the same time frame.
It also claimed that the local population is projected to increase almost fourfold over the next 25 years.
The price and rent values used were medians and any increase in population will involve much more new housing supply.
Medians are muddied by new developments, which artificially lift values, especially when used on a small- scale, suburban basis. And there have been a lot of new developments in this area over the past 15 years.
When you look at actual apartment resales, you find a 4.5% annual gross capital average gain over the last ten years in the area (we survey 25 select apartment projects in each major Queensland suburb in order to understand what's going on) and over the past four years there has been little to no resale apartment price growth in the suburb in question.
In addition, the vacancy rate has more than doubled – up from 2% to 4% over the past two years &amp; one-bedroom rents are even starting to fall.
Back in 2000, renters in this area were paying, on average, less than 20% of their income on rent. Local tenants, based on the rents promoted by this new project, would have to give up between 35% &amp; 40% of their income to live there.
In addition, local home values are now close to ten times earnings compared to 3 to 4 times in 2000. Keep in mind that interest rates have fallen from close to double figures to record lows since 2000, and up until the last couple of years, wages were growing by over 4% per annum.
Today, most local jobs are part-time. And a record number of new apartments are proposed in the area; the subject site is surrounded by other development opportunities &amp; population growth/migration are lower than historical averages.
In short, the next 10 to 15 years are very likely to be different from the past decade or two. No doubt there is a movement towards inner city living – heck, I was one of the first (in 1988) to outline why such a trend was imminent – but the cranes on the skyline suggest a potential apartment oversupply. Hopefully, it won't last that long.
But this isn't what gets my goat; it's that too few in the development/selling space really seem to give a hoot about the information used to spruik a new property.
I think buyers should challenge the information supplied. "<a href="/expert-insights/29805-what-is-caveat-emptor-and-how-it-affects-you" target="_blank">Caveat emptor,</a>" many will say; while others will suggest that buyers do their own research and due diligence. I agree with both statements, but where to start?
Here are seven things that a property buyer should do or know when looking to purchase an investment property.
<ol>
<li>Question the time period being used.  Best to look at the last cycle – i.e. seven years, and the last year too.  Try to understand where the local market is in the property cycle.</li>
<li>Ask for resale evidence – the same property, without major improvements, selling over time. Not median prices. Median or middle values work as broad indicators and only when used across big areas, like a city or municipality.</li>
<li>Ask who is buying, the proportion of investors versus owner residents, and where the buyers are coming from.</li>
<li>Request rental evidence, and from at least two independent sources. Ring the sources up and ask them about what they wrote. Ask who will manage the property and the intentions regarding tenant tenure – long or short-term stays.</li>
<li>Quiz the developer, selling agency &amp; local council about the immediate development plans around the subject development. Will the view be blocked out? Overshadowing? Little space between buildings? More competition?</li>
<li>Ask for a 'current market assessment' or 'spot' valuation. Valuers often lowball; they can get things wrong, but to their defence, they carry a lot of professional risk and don't get paid enough. That being said, don't pay more than 5% above the valuation price, unless you believe the area has some real upside (for example, a new hospital being build nearby or major university about to open in the area).</li>
<li>Make sure your property has the potential to be bought or rented by three out of six key housing demographic segments.</li>
</ol>
Better still, I think what is needed is a standard set of rules – a formula that is used to measure all passive residential property performance, regardless of location or property type.
This would need to include the same time frame; same resale equation; same base of measurement – i.e. rate per square metre; same calculation of gross rental yields based on the local vacancy factor and a regular and independent audit of the figures.
Now that would make property investment much easier.

Essential demand factors to consider when assessing a property for investment are demographic and social changes, because these influence where people want to live and what kind of property they want to live in.

These demographic phenomena point to smaller, lifestyle-oriented dwellings close to good amenities, transport, schools and workplace being in higher demand in the coming years.
When you are considering the many factors that drive demand, remember to look for properties that appeal to both owner-occupiers and tenants. 
After all, many of the features of a property that are valued by owner-occupiers are also sought by tenants. 
For example, bedroom size, a usable kitchen, storage, and car parking are just as highly valued by today’s tenants who will pay good rents for these features.
