Gardner Vaughan Group have been at the forefront of apartment development in South East Queensland since it was founded in 1989.

In the last 35 years, the company has grown from a building and design company to a fully-fledged builder-developer.

They're currently selling four projects across both Brisbane and the Sunshine Coast, while they have future projects coming up in Redcliffe&nbsp;and <a href="https://www.urban.com.au/new-apartments/nundah-qld">Nundah</a>.

With everything going on at <a href="https://www.urban.com.au/developers/gardner-vaughan-group">Gardner Vaughan</a> at the moment, we recently caught up with Gardner Vaughan Director Sam Gardner to talk about what they're up to.

Gardner Vaughan has moved from around 20 to 50 apartments per development to around 90 to 120 per stage.

"A lot of that comes down to the control of having input into every single facet of development," Gardner says, adding that they brought development in house about a decade ago.

"We know that being a builder developer in Queensland at the moment gives us an advantage. It's an interesting environment that we find ourselves in, but it's an environment conducive to builder developers."

Gardner says it's important to build a level of trust with buyers in the off the plan market.

"One of the biggest hesitations of our buyers buying off the plan is that trust, and one of the ways you can improve this trust is by showing a track record and your experience, but it's really taking the buyers and everyone else involved through the process of showing them what we're thinking, showing them how these developments have been designed, showing them how we've had the end user in mind."&nbsp;

Gardner Vaughan has recently released the final stage of their <a href="https://www.urban.com.au/new-apartments/chermside-qld">Chermside</a>&nbsp;apartment development, <a href="https://www.urban.com.au/new-apartments/estilo-on-the-park-chermside-75-81-kittyhawk-drive-chermside">Estilo on the Park</a>, on the doorstep of Seventh Brigade Park. They're also parkside in <a href="https://www.urban.com.au/new-apartments/stones-corner-qld">Stones Corner</a> where they are developing <a href="https://www.urban.com.au/new-apartments/stonebrook-stones-corner-10-flora-street-stones-corner">Stonebrook</a>, 90 apartments on Hanlon Park, voted Australia's best park in 2023.

A further two of GVG's current projects are up on the Sunshine Coast. <a href="https://www.urban.com.au/new-apartments/zinc-42-bokarina-boulevard-bokarina">Zinc</a> in <a href="https://www.urban.com.au/new-apartments/bokarina-qld">Bokarina</a> has almost completed construction and has just one apartment left to sell, while <a href="https://www.urban.com.au/new-apartments/bask-902-bokarina-boulevard-bokarina">Bask</a>, a few doors down, will start construction once Zinc has completed.

The Maroochydore CBD is set for a new apartment development that has been inspired by the ocean and will serve as a "metaphorical umbrella".

The 12-level building at&nbsp;<a href="https://www.urban.com.au/new-apartments/el-parasol-15-17-ocean-street-maroochydore">15-17 Ocean Street</a>, Maroochydore, is being planned by building firm <a href="https://www.urban.com.au/builders/rocking-horse-constructions">Rocking Horse Constructions</a>, who had Ferro Chow Architecture create the unique design for the project which they are calling&nbsp;El Parasol.

El Parasol will bring 53 apartments to the heart of the Maroochydore CBD, in a pocket that hasn't had much supply in recent years.

There will be 16 two-bedroom apartments and 32 three-bed units, half of which will have their own study. Four four-bedroom apartments occupy the penthouse level on level 12.

There are communal facilities on level three in the form of a swimming pool and spa with cabanas, a gym, and a kitchen and dining area.

The ground level will have a hospitality venue, while level two and the other half of level three will home four two-level office spaces.

There will be 128 parking spaces, 82 for the apartments, 14 for visitors, 15 for the retail space, and 17 for the offices.

Ferro Chow wrote in their documentation submitted to the Sunshine Coast Council that their architectural vision is to seamlessly weave multiple dwellings, a vibrant food and drink outlet, and flexible office spaces into a harmonious, multi-residential community.

"Our vision is to create a thriving, interconnected community that embodies the spirit of Maroochydore while embracing the beauty of the ocean’s forms and the patterns of life in a vibrant, evolving city,"&nbsp;the report read.

“El Parasol, an embodiment of an ‘umbrella: providing shelter from the sun,’ symbolizes our inspiration. Drawing from the dynamic lifestyle and mixing multiple uses, our project is poised to transform Maroochydore’s celebrated landscape."

Ferro Chow, led by Jared Chow, said the building&nbsp;integrates seamlessly into a vibrant entertainment precinct surrounded by various retail and commercial establishments.

"The street-level experience is thoughtfully curated, boasting an activated and landscaped podium with abundant greenery for screening, fostering a strong connection between common areas and the lively street."

They said El Parasol employs&nbsp;earthy, pared-back materials, sculpting a form that is both sculptural and sensitive to its coastal landscape.

"The use of off-form concrete, timber, and rammed earth contributes to a natural, organic aesthetic, further enhanced by hanging planters and perimeter planting, reducing the building’s mass."

The project, on a 2,190 sqm site which is currently a retail strip, will sit directly opposite&nbsp;Big Top Shopping Centre.

The new plans are a scaled-down version of the plans approved back in 2020. That had 66 apartments and 44 short-term accommodation units across a larger 4,200 sqm site.

Rocking Horse Constructions is led by building veteran Alex Schiavo and is currently building Sorano House, the luxury Kangaroo Point apartment development.&nbsp;

"El Parasol": First look at new apartments planned for Maroochydore's centre

Queensland developer Cube is approaching completion of its luxury Cotton Tree residential project Nature, where just one exclusive residence remains for sale.

<a href="https://www.urban.com.au/developers/cube-developments">Cube</a> spokesperson Daniel Ryan said the last remaining opportunity with its expansive Ocean and River views had attracted strong local and national interest.

Cube’s luxury Nature project nears completion, only one penthouse remains

South East Queensland has been one of the most heavily invested in regions since over the last four years since the onset of COVID-19.

The appetite has come from both southern state dwellers and locals who have jumped into the property market off the back of exponential growth in population caused primarily by the lockdowns across Sydney and Melbourne.

South East Queensland's top five apartment developments for investors in 2024

Builder developer Habitat Development Group has officially commenced construction on their latest Sunshine Coast apartment development, St Clair.

The builder developer has turned the first sod at the near 9,000 sqm Waterside Retreat site, the last east facing, absolute waterfront site on <a href="https://www.urban.com.au/new-apartments/birtinya-qld">Birtinya</a> Island overlooking Lake Kawana.

Habitat Development Group kick off construction at Birtinya apartment development, St Clair

Last year the Queensland Government increased its support for first-home buyers in Queensland, doubling the First Home Owner Grant (FHOG) from $15,000 to $30,000 for eligible first home buyers.

The move saw Queensland FHOG became the highest first home owner grant in Australia.

The FHOG grant in Queensland however only applies to units less than $750,000.

The government estimates that this increase in the grant will assist around 12,000 buyers in acquiring their first homes by the time the boost expires on 30 June 2025.&nbsp;

They secured the former Horton Park Golf Course eight years ago and went about creating a new city.
