When new projects in Sydney's sought-after Eastern Suburbs hit the market, there's always an air of interest given the expectation these apartments need to capture the attention of those who live in the most affluent area in Australia.

That interest is always heightened when the architecture is as striking as the latest new off the plan apartment development, Giardino in Bellevue Hill, just 10 apartments at 117 O'Sullivan Road.

It only took two pictures to realise that's because it's been designed by the revered Italian-born architect Luigi Rosselli.

Rosselli has been at the forefront of the Sydney architecture scene since emigrating to Australia in the mid-1980s. While predominantly focusing his craft on Sydney's most grand homes, Rosselli occasionally lends his design expertise to the multi-residential market. His designs at Ode Double Bay, also marketed by 1st City, pushed the Top Spring project to record-breaking status, with a penthouse selling for $24.95 million.

The latest creation, Giardino, is another which is targeting the local downsizer who is cashing in on their family home following the tremendous price growth the trophy home market has seen, particularly in Sydney's east, over the last decade or so.

Italian for garden, Giardino is exclusively developed for the over 55's community, the only way a development can get the green light from the Woollahra Council in a R2 Zoned precinct. 

The development draws inspiration from Potts Point's Wyldefel Gardens and Luigi's European background, seamlessly blending with Australian sensibilities and the surrounding topography. 

Each apartment has three or four bedrooms and features spacious open-plan living areas with a fireplace and sliding doors opening to northeast-facing terraces. 

Given the nature of the development, future proofing was at the forefront of the design. There's direct lift access to each apartment, as well as a care service which future occupants can opt in for.

Albert says Giardino, has all the ingredients for a fantastic project.

"Not only is Luigi one of the best and most sought-after architects in the country, landscape architect Dangar Barin Smith is handling the outdoors, and the developer Formspace has a track record of delivering high quality projects in Sydney's East."

Formspace has just completed AALTO, eight townhouses near the Rose Bay village which were all sold out before construction completed earlier this year.

Albert says no expense has been spared in the inclusions, with the interiors by Handelsmann + Khaw featuring kitchens fully stocked with Wolf, Sub Zero and Vzug appliances, as well as a glass-fronted walk-in pantry.

The ground floor sits above the street, so there's a tree canopy either offering privacy to the lower levels or a view over the canopy from the upper levels of the four-level building.

No surprise that three out of the 10 apartments have already sold, including one of the two penthouses.

Prices start at $6,395,000 and range to $7,495,000. There's been interest from locals, in the Vaucluse, Rose Bay ring, to enquiry from the North Shore who are wanting to sell up and move closer to their kids who live in the east.

Roselli says the apartments are designed to satisfy all the requirements of the Eastern Suburbs’ aging population.
